Roof inspection
A free roof inspection, with photos of what we find
Most roof problems can’t be seen from the yard. Houston gets on the roof, photographs what he finds, and walks you through it, so you know what you’re dealing with before you spend anything.

BNH Roofing inspects roofs for free across the Richmond area. Houston checks the shingles, flashing, vents, pipe boots, gutters and the roof edge, photographs every problem and the areas that are fine, and tells you what needs fixing now, what can wait, and what’s only cosmetic.

What Houston checks
- The shingles: lifted, creased, cracked or missing tabs, and how much granule wear the roof has.
- Flashing: chimneys, walls, dormers and skylights, where most leaks start.
- Pipe boots and vents: the rubber collars around plumbing vents crack with age and let water in.
- The roof edge: drip edge, gutters, and the fascia behind them.
- Inside, if there’s a leak: where the stain is, so he can trace it back to where the water gets in.
What you get
- Photos of every problem he finds, and of the areas that are fine, so you have the full picture.
- A plain answer: what needs fixing now, what can wait, and what’s only cosmetic.
- If something needs work, an itemized price for it. If a repair will hold, he prices the repair.
When it’s worth a look
- After a wind or hail storm, even if nothing looks wrong from the ground.
- When you see a stain on a ceiling, or shingles in the yard.
- When the roof is near the age where roofs in central Virginia start to wear out, and you want to know how much life is left.
What we find most
Worn pipe boots and failed flashing at chimneys and walls come up again and again. Both are repairs, not new roofs, when they’re caught early.

Questions
Common questions
Is the roof inspection really free?
Yes. Houston walks the roof, photographs what he finds and tells you what it means. There’s no charge and no obligation.
What if you don’t find anything wrong?
Then we tell you that, and show you the photos. A clean report is a good outcome, and you’ll know where your roof stands.
Do you inspect after a storm?
Yes. Storm damage has its own page, but it’s the same free inspection with photos. Book it the same way.
What if a repair will do?
Then Houston prices the repair. If the roof is worn out everywhere, he shows you why and prices the repair and a replacement side by side, so you can choose.
