Roof replacement

Roof replacement, done in a day and done right

Full tear-off, GAF architectural shingles, and a crew that cleans up after itself. Two packages, both backed in writing.

The short answer

A BNH roof replacement means tearing your old roof off down to the deck, replacing any soft wood, and building it back up: synthetic underlayment, ice and water shield at the valleys and eaves, flashing, ridge ventilation and GAF architectural shingles, plus drip edge on our Peace of Mind package. Most homes are finished in one day, followed by a magnet sweep for nails and a walkthrough with you.

What’s included in every replacement

  • Complete tear-off. Old shingles and underlayment come off down to the deck, so we can see and fix what’s underneath.
  • Decking repair. Soft or rotted boards get replaced and photographed, so you see why.
  • Underlayment and ice barrier. Ice and water shield at the valleys and eaves, where water and ice back up first.
  • Flashing. New metal at walls, chimneys and pipe boots. Peace of Mind adds drip edge, which sends water into the gutter instead of behind it.
  • Ridge ventilation. So the attic can breathe; trapped heat and moisture shorten a roof’s life.
  • GAF architectural shingles. Timberline NS on Essential, Timberline HDZ on Peace of Mind.
  • Cleanup. We protect your landscaping, haul everything away, and run a magnet sweep over the yard and driveway for nails.
  • Walkthrough. Houston walks the finished roof with you before the final payment.

The roof system, layer by layer

  1. Solid roof deckWe tear off down to the wood and check every sheet. Soft or rotted decking gets replaced before anything goes on top.
  2. Drip edgeMetal at the eaves and rakes that steers water into the gutter, not behind it into your fascia. Included on Peace of Mind.
  3. Ice & water shieldA self-sealing membrane along the eaves and in the valleys, where water and ice back up first.
  4. Synthetic underlaymentA water-resistant sheet over the rest of the deck: a second line of defense under the shingles. Generic synthetic felt on Essential, GAF FeltBuster on Peace of Mind.
  5. Starter stripGAF Pro-Start along the edges. Its adhesive holds down the first row so wind can’t get under it.
  6. Architectural shinglesGAF Timberline: NS on Essential, HDZ on Peace of Mind.
  7. Ridge ventLets hot, damp attic air out along the peak. Trapped heat and moisture shorten a roof’s life.
  8. Ridge capGAF Seal-A-Ridge caps finish the peak and cover the vent.

How install day goes

  1. Protect the property. Tarps go over the shrubs, beds and anything near the house before the first shingle comes off.
  2. Tear-off, one section at a time, with debris going straight into the dumpster.
  3. Deck check. Soft or rotted wood gets cut out and replaced before anything goes on top of it.
  4. Build it back up: underlayment, ice barrier and flashing (plus drip edge on Peace of Mind), then shingles and the ridge vent.
  5. Clean up. Everything hauled away, then a magnet sweep over the yard, driveway and beds for nails.
  6. Walkthrough with Houston, and photos of the work along the way.
  • Brick ranch mid tear-off with blue tarps laid over the shrubs and lawn along the front of the house
Tarps over the landscaping before the first shingle comes off
  • Old plank roof boards beside new plywood sheathing during a re-roof, with a roofer working at the ridge
Old plank boards out, new plywood in
  • GAF FeltBuster synthetic underlayment rolled out across a roof deck
GAF FeltBuster underlayment, standard on Peace of Mind roofs
  • Ridge vent being installed along the peak of a new gray shingle roof
Ridge vent going on so the attic can breathe

Thinking about metal?

We also install standing-seam metal through Virginia Metal Systems: 24-gauge, Kynar-coated Galvalume steel in 1" and 1½" snap-lock and mechanical-lock profiles. Stocked colors are Matte Black, Charcoal and Bone White. Metal sheds wet snow and ice well and suits both steep and low-slope roofs. Ask Houston to price it alongside the shingle packages.

New gutters with your new roof

The roof edge is where a lot of water damage starts. We roll seamless gutters on site from one piece of aluminum, so doing them with your roof means one crew, one visit and a completely new edge on the house. When your color is on the truck, it’s the same day.

Paying for it

30% when you sign, the rest after the final walkthrough, by card or bank transfer. You can also finance your roof through Wisetack.

Questions

Common questions

How long does a roof replacement take?

Most homes are done in one day. Larger, steeper or more complicated roofs can take a second day, and Houston will tell you that up front.

What if you find rotten wood under the old shingles?

Soft or rotted decking gets replaced so your new roof has a solid base. We photograph what we find so you see exactly why.

How much does a new roof cost?

It depends on size, pitch, layers coming off and the package you pick. For a ballpark on your own house, try RoofRead: it measures your roof from above and prices both packages in about 30 seconds. You get an exact, itemized price for both packages after the free estimate. What drives the price.

Can I get gutters done at the same time?

Yes. We roll seamless gutters on site with our own machine. When the color you want is on the truck, they go up the same day as your roof. More on gutters.
