Should you repair or replace your roof?

The short answer

Repair when the damage is in one area and the rest of the roof is in good shape: a lifted ridge cap, a cracked pipe boot, a few missing shingles. Replace when the wear is everywhere: shingles curling or losing granules across the roof, leaks in several places, or soft decking. If you're paying for repairs every year, replacement usually costs less over time.

Three questions that decide it

Is the problem in one place, or everywhere? A leak around a chimney, one damaged section after a storm, a failed pipe boot: those are repairs. Granule loss, curling and brittle shingles across the whole roof mean the roof itself is wearing out.

How old is the roof, and how has it aged? A roof in good shape with one problem is worth repairing. A roof near the end of its life with one problem will have the next one soon.

What will the next five years cost? Add up what you’d likely spend on repairs. When that starts to approach the cost of a new roof, replacing is the better spend, and a new roof comes with a fresh warranty.

How we help you decide

Houston inspects the roof and photographs what he finds, the bad and the good. If a repair makes sense, he’ll price the repair. If the roof is past that point, he’ll show you why and price both of our replacement packages, so you can compare.

Common questions

Will you try to sell me a new roof when I only need a repair?

No. If a repair will hold, that's what we recommend, and you'll see photos of the problem either way.

Can you replace just part of a roof?

Sometimes, such as one roof plane that took storm damage. The catch is matching: new shingles next to weathered ones rarely look the same, and the warranty may only cover the new section.
