FAQ

Roofing questions, answered

What homeowners ask us most: cost, timing, warranties, gutters and how booking works.

Cost, payment and warranties

How much does a new roof cost in the Richmond area?

It depends on the size and pitch of your roof, how many layers come off, and the package you choose. For a ballpark on your own house, try RoofRead: it measures your roof from above and prices both packages in about 30 seconds. Houston gives you an exact, itemized number after he walks your roof, and the estimate is free. See what drives the price.

How does payment work?

30% when you sign, and the rest after the final walkthrough, once you’ve seen the finished roof. Special-order materials can need up to 50% up front, and your estimate will say so. You can pay by card or bank transfer, or finance it.

Can I finance a new roof?

Yes. We offer financing through Wisetack, and you can see your options before you commit. How financing works.

What warranty do I get?

It depends on the package. Essential comes with our 5-year workmanship warranty plus GAF’s standard limited warranty. Peace of Mind comes with our 10-year workmanship warranty plus the GAF System Plus Limited Warranty, with 50 years of non-prorated manufacturing coverage. Compare the packages.

Do metal roofs, gutters and siding come with a warranty?

Yes. Standing-seam metal roofs carry our 10-year workmanship warranty. Seamless gutters carry 5 years on workmanship: leaks at seams, corners and outlets, and hangers that work loose. A full siding replacement carries 5 years on workmanship too; storm damage and siding repairs aren’t covered.

The work

How long does a roof replacement take?

Most roofs are done in one day. We tear off to the deck, replace any soft wood, install the new system, then clean up, including a magnet sweep of your yard and driveway for nails. Bigger or steeper roofs can take a second day; we’ll tell you up front.

Do you replace rotten decking?

Yes. Soft or rotted decking found during tear-off gets replaced so the new roof has a solid base, and we photograph it so you can see why. It’s $65 per sheet, or $6 per linear foot for 1x6 or 1x8 plank boards.

Will you tell me if I only need a repair?

Yes. If a repair will hold, that’s what we recommend, with photos of the problem.

Do you install metal roofs?

Yes: standing-seam metal through Virginia Metal Systems, 24-gauge Kynar-coated Galvalume, in Matte Black, Charcoal and Bone White, with our 10-year workmanship warranty.

Who handles permits?

We do. Seth Brown, our CEO, pulls the permit when a job needs one.

What if it rains during my roof replacement?

We keep tarps and synthetic felt on hand, so any open part of your roof gets covered quickly.

Do I need to be home on install day?

It’s not required, but we prefer that you are.

Gutters and siding

Do you install gutters?

Yes. We roll seamless 5" and 6" K-style aluminum gutters on site with our own machine, cut to the exact length of your roofline. When the color you pick is on the truck, we can hang them the same day as your new roof. More on gutters.

Can you do roof, gutters and siding together?

Yes. One crew, one point of contact, and the parts fit together the way they should. How the system works.

Booking and service area

Where do you work?

Across the Richmond metro (Henrico, Hanover, Chesterfield and the city), plus the Fredericksburg and Charlottesville areas. See our service areas.

How long does the estimate take?

About 90 minutes. Houston walks the roof, photographs what he finds, and goes over both packages with you.

Do I have to book online?

No. You can call 804-604-6316, too.

How fast will you call me back?

As soon as we can, and never more than one business day later.

Are you licensed and insured?

Yes. BNH Builders and Roofing LLC holds Virginia Class A contractor license #2705172966. We carry general liability and workers’ compensation insurance, and we’ll send you a certificate if you ask. We’re also a GAF Certified residential contractor.
