About 2 in 3 homes in the 23233 ZIP code, where most of Short Pump sits, were built in the 1980s or 1990s, according to the Census Bureau. In 23060, on the Glen Allen side, it’s about half. Across Henrico County, it’s about 1 in 3.

The 23059 ZIP code, to the north and west, is newer. About 6 in 10 homes there were built in 2000 or later, compared with about 1 in 4 across Henrico.

NOAA’s storm records list hail an inch or larger in Henrico County on 13 days from 2016 through 2025, more than in Hanover (9) or Caroline (2). Thunderstorm wind was reported on 48 days, about five a year.
