What we see on Chesterfield roofs
Most of Chesterfield’s homes were built after 1980. Half were built in 1992 or later, and only about 27% before 1980, according to the Census Bureau. In the city of Richmond, about 68% were built before 1980.
That shows on the roof. On the Chesterfield roofs we priced over the past year, only about 1 in 6 had a chimney, compared with about 4 in 10 across all the roofs we priced. But about 2 in 3 had a spot where the roof runs into a wall: two-story colonials, garages and dormers. That joint is where step flashing goes, and where a lot of leaks start.
Under the shingles
